What am I?

I have my California real estate broker license - but I am not a real estate agent. I help people buy and sell homes - but I am not a sales person. I own my real estate brokerage - but I am not a business owner. I have agents work for me - but I am not a boss... I am a teacher. My primary objective in every single one of those roles is to teach. 

I believe that if this is how I view each of the previous roles, I cannot fail. In fact, I cannot be anything short of exceptional. I believe that when you educate clients and let them choose what is best, you are beyond a sales person. You have empowered them to decide what is best for them rather than trying to direct them to a property that you think fits their needs.

I believe that as a boss, my job is not to command. My role is to give my agents the tools and knowledge to be successful and then simply hold them accountable for the results. My role is to tell the agent where they are right now (point A) and tell them where they need to be (point B). I must define point B very clearly and with a lot of detail. Then I must tell my agents they can get to point B however they choose (while abiding by the ethics and values of the company). This takes me out of the boss role and puts me into the role of a teacher. The agents will use my expertise and be open to my ideas but at the end of the day, it is their own creativity and work ethic that will define their success. This is a very common and powerful technique used by some of our counties best classroom teachers. Studies have shown time after time, that students will achieve more, faster when a teacher uses this style of educating.

I believe that if you view yourself as a teacher, your clients will respect you more (more referrals), your employees will respect you more (harder work), and you wil be more proud of what you do ( greater sense of satisfaction from your career).

You owe more money on your home then it is worth, your income is not what it used to be, and debt is mounting. Is it time to short sell your house in Laguna Niguel?

What is a short sale?

A short sale is a sale of real estate in which the proceeds from the sale are less than the balance owed on the mortgage.

A short sale is when a lender reduces the loan balance on a piece of real estate because of financial hardship on the part of the borrower. The home owner sells the property for less than the outstanding amount of money still owed on the the loan.  The proceeds of the sale are given to the lender, sometimes (but not always) in full satisfaction of the debt.

Short sale Vs. Foreclosure

There are many myths floating around when it comes to the difference between a short sale and a foreclosure. The first thing you must be aware of is that a short sale will normally affect your credit the same as a foreclosure. On average, your credit score will drop 200-300 points. This would mean that a 720 fico could drop to a 420. The primary difference between a short sale and foreclose on credit is the amount of time they will affect your score. A foreclosure can reduce your score for up to 7 years while a short sale can stop its adverse effects after only 24 months.

Tax issues

The IRS considers any debt forgiveness as taxable income. This means that if you short sell your house for $100,000 less then you owe, the IRS can tax you on the $100,000. However, recent legislation prohibits this as long as the debt was incurred between 2007 and 2010. Please contact a tax attorney before you proceed with a short sale.

Educator Discount Orange County Real Estate

Oxford Realty has launched its new Educator Discount Program for all Orange County real estate transactions. Our program gives back to the school system in two very powerful ways. Any employee (both classified and certificated) of an Orange County school district K-12 is eligible for the educator discount program.

The program works like this: A school employee works with an Oxford agent to purchase or sell a piece of real estate in Orange County. Upon the close of the transaction, Oxford gives back 25% of the commission earned. We will give 20% directly to the school employee and donate the other 5% to a non profit of the employees choice (including the school they work for). The 5% can be used as a student scholarship in the name of the school employee or a donation to any of the school programs.

On a $500,000 home this would translate to about $2,500 back to the school employee and a $625 donation to the non profit of their choice.

Aliso Viejo Aquatic Center

Aliso Viejo Aquatic Center

 

Today I had my first visit to the Aliso Viejo Aquatic Center. My wife, son Dylan (2 years old), daughter Savannah ( 4 months old) and I packed up our swim gear and a few snacks and drove over to the Aliso Viejo Aquatic Center. Admission is only $5 for adults and $3 for kids if you are an Aliso Viejo Resident. There are four different swimming areas. The olympic style lap pool, a kids wading pool, a large play pool and a jacuzzi. In addition, there is a ground fountain and many grassy areas for your kids to play. There is an amazing view of the mountains and golf course from almost everywhere on the grounds.

I must say, we had a great time! Dylan is just starting swim lessons and the Aliso Viejo Aquatic Center is a great place to keep him excited about the water. He ran through the fountains and splashed in the wading pool. We stayed until closing time (5 pm) because we were having so much fun. 

The only problem with the Aliso Viejo Aquatic Center is that it is difficult to find the correct address. We drove to 3 difference addresses that were not correct that we found on the Internet. The actual address is 25002 Golf Course Dr. Aliso Viejo, CA 92656.
